The first residential building to open at Pacific Park, 461 Dean Street contains 363 residential units as well as ground-level retail. Half of the units will house affordable to low-, moderate-, and middle-income New Yorkers. At 32 stories, it will be the tallest modular building in the world. To address the requirements of the Design Guidelines established by the Empire State Development Corporation (ESDC), a series of setbacks were articulated and integrated into the buildings’ massing. A variety of materials, colors, and fabrication techniques create an intricate play of light, pattern, and texture over the façade of the building. At street level, covered entrances to the towers are integrated with full story glass storefronts, in a structure typical of the neighborhood streetscape.
